A home inspection is a limited visual inspection of the property and installed components. While not technically exhaustive or destructive, it will provide important information about the property and is a key step in the buying process. Without an accurate description of the home, buyers are in the dark about potential issues and must trust the information of biased parties. An experienced, unbiased home inspector like Jason will provide you with a detailed snapshot of the home condition and its systems. He will help you understand the defects of the home and their significance, discuss future maintenance, locate and describe control devices, and answer any questions you may have about the home. It’s a great opportunity to get an in-depth look at your prospective future home, AND a far-away look, because you will receive beautiful aerial photography of the home (weather and airspace regulations permitting).
A pre-listing inspection, although not required, helps with a smooth sale transaction by helping sellers avoid surprises related to the condition of the home. Pre-listing inspections will illuminate hidden issues that homeowners are often unaware of. A pre-listing inspection will allow you to do better marketing of your home, will give you more information so that you can determine the right sales price, help you prioritize home repairs, and attract serious buyers. In addition, you will receive beautiful aerial photography of your home that you can use in your MLS listing (weather and airspace regulations permitting).
Jason uses state-of-the-art software to craft a detailed, yet easy-to-read report with photographs. It covers the condition of the home’s heating and cooling systems (temperature permitting), interior plumbing system, electrical system, the roof, attic, and visible insulation, the basement, foundation, and structural components, walls, ceilings, floors, windows, and doors, as well as other systems specific to the home. At times, there are some exceptions (inaccessible areas, severe weather), but we do our very best to view and document every system, and we will disclose any limitations in the report.
After you’ve scheduled your inspection, signed all agreements, and paid for your inspection, now what? First, start making a list of all of your questions about the home’s condition and systems. Jason will be sure that you get an answer to every one, with our “no rush review.” Please arrive at the time requested. The inspector needs time to investigate the home without interruption, and safety regulations require that neither homeowners nor buyers follow him into confined spaces like attics or crawl spaces. Please schedule another time for measuring the home or getting any estimates from contractors. Please do not bring children or pets to the home inspection. Our average review takes about 45 minutes to an hour, and it’s information you will want to focus on, as we discuss and walk through the home to view systems.
Sellers can facilitate the home inspection by doing several things. One important thing sellers should do is make sure that the attic, crawlspace, and areas containing home systems are accessible. We cannot move homeowners’ belongings (within reason) to access these areas, and potential buyers need to know the information we can find by looking at the contained elements. If appliances are being tested, please be sure all personal belongings have been removed from them so they can be adequately tested (for example, laundry, dishes, anything stored in the oven, etc). In addition, the seller must let Jason know about anything in the home that should NOT be tested due to damage or personal preference.
Sellers can also help the home inspector by putting any pets in crates. Jason is a lover of all animals, and it’s of the highest importance that he keep them safe as well–an animal escaping or following him into an attic or crawlspace could be a dangerous or deadly situation for the pet. In addition, sometimes pets attempt to defend the home, act naughty, or interfere with the review process. Please pick up pet feces around the home since the inspector and likely the potential buyer will be walking around.
In a typical inspection, the homeowner will leave the home for the specified time so that the inspector can work without distraction, and so that the buyer can openly discuss any concerns they may have. Home inspections typically take between 2-4 hours depending on the size and condition of the home.

No, this is a common misconception. There is no whole-home grading or a pass/fail system. The purpose of a home inspection is to provide an unbiased assessment of the condition and quality of the home so that buyers can decide for themselves if the home is a good fit for their family.
While inspecting the physical systems and main components of a home, Jason frequently finds defects, including but certainly not limited to:
- Moisture concerns caused by roofing defects, poor grading, inadequate ventilation, or improperly installed or clogged gutters.
- Incomplete or unsafe repairs or renovations done by unlicensed contractors or homeowners.
- Faulty wiring, including exposed wire splices, unsafe knob and tube installations, ungrounded service or branch wiring, and other safety concerns.
- Plumbing problems, including leaks, clogs, slow drains, obsolete supply materials or drain configurations.
No! Unlike many inspection companies, we do not sell your data, nor allow any third-party to sell your data.
Jason always changes shoes or wears shoe covers, always cleans up any messes, puts things back as best as possible when moving items, assures that thermostats are reset and that ovens/ranges/fireplaces are off, and leaves the seller a note assuring them that those things have been done. We also respect your privacy and would never publicly share photos of personal belongings.
Yes. Radon is a naturally occurring cancer-causing gas and the second leading cause of lung cancer in the United States. Southwest Michigan has a higher concentration of this gas than many other places. Our high-tech continuous radon detectors collect samples over the course of 48 hours for accuracy. This typically means that we will set up the radon several days in advance of your inspection, or we may place it at the inspection and return later if necessary for results.
